How We Price Home Staging

For an empty property, our pricing is based on a per-room structure:

  • £500 per room – This includes bedrooms, living rooms, dining spaces, offices, conservatories, and any other reception areas or rooms.

  • Kitchen and Bathrooms are combined as £500 – These areas require fewer furnishings but still need careful styling to create a cohesive look. However, open plan kitchen/diner/family areas will be charged per functional area.


For example, a three-bedroom detached home with a lounge, an open-plan kitchen/diner, three bedrooms, and two bathrooms, as standard, would be quoted at around £3,000 (exc. VAT).


Note: Prices may vary either way depending on the size of the rooms and the amount of furniture required to create the perfect look.

Full Staging – Ideal for empty homes or newly built properties, where we furnish and style the entire space from scratch.

Partial Staging – Perfect for homes that have some furniture but need extra pieces to fill in gaps and create a cohesive, polished look.

Accessory Staging – If you’re still living in the property while selling, we can enhance your existing furniture with stylish accessories to add warmth and appeal.


How Long Does Staging Last?

Our standard rental period is 8 weeks, but we understand that some properties may take longer to sell. If needed, you may be able to extend your staging contract in 4-week increments for an additional fee. The cost of extending your staging will depend on the amount of furniture being rented.



The Staging Process: How It Works

Initial Consultation – We visit your property to assess the space, discuss ideas, and provide a bespoke written quote.

Scheduling – Once you’re happy with the quote, we book a staging date (typically within 2-4 weeks).

Staging Day – Depending on the size of the property, staging can take anywhere from half a day to a full week.

Marketing & Viewings – Your beautifully staged home is now ready for listing photos, viewings, and open houses.

De-Staging – When the contract ends, we handle all furniture removal. You don’t have to do a thing!
